Author Note - this is not a TD-basher blog - several other lenders are now changing the way mortgages get registered on title to be "collateral" charges and others have been doing title registration this way for years already.

That's a handy article to send to people. But there's more to think about.

Another strategy lenders implement is 'best rate' promotions where you might trade off your rate for other features or freedoms. They may have more restrictive clauses, including lower maximums on how much you can pay down each year in extra payments or lump sums, or  there are extra penalties, or clauses that lock you in hard & fast for the full term.
